Heron Estates Senior Apartments was developed by a public private partnership between the Riviera Beach Housing Authority and the Housing Trust Group. The development, located on a 6.5-acre site at 17th Court and North Congress Avenue in Riviera Beach, Florida, consisted of new construction of a three-story building that included 101 affordable housing units for seniors and a community room, a swimming pool, parking lots and other site related improvements.

Garden View Apartments

New construction of a 104-unit multi-family housing development on Stock Island. The project consists of 103 one-bedroom Workforce Housing Units which will be rented by the Key West Housing Authority and one Office Unit. The project has three residential structures spaced around a 2.66 acre site to allow the maximum circulation. The structures are referred to as “Building A”, “Building B”, and “Building C”. Building A will have five units, Building B will have sixty-six units, and Building C will have thirty-three units. There are 125 parking spaces provided between the parking under the buildings and the open-air parking around the new road.

Gulf Building completed this project as a Construction Manager for the Key West Housing Authority as a moderate income housing development. The project was originally $3M over budget and through Gulf Building’s value engineering services we were able to meet the client’s budget and start construction.

The project included 96 residential moderate income housing units in 17 different buildings. Gulf’s responsibilities included design, master planning, construction, which included site work, utility coordination, water mains and sanitary sewer, landscaping, playground areas and extensive erosion control and wetland mitigation.

Chupco’s Landing

Gulf completed this project for the Seminole Tribe of Florida. The project consisted of a housing layout of thirty custom built homes on tribal land. Each home was 2,500 SF and designed specifically for each of the thirty families. The project was surrounded by pristine wetlands. Gulf successfully implemented a wetland protection plan while ensuring that the Owner was delivered a successful project on time and within the budget specified.

Panther Trace

Panther Trace is a 2500 unit, (PUD) planned unit development in Tampa Florida. Gulf Design Group was retained by the developer to oversee the master planning, residential architectural design standards, community facilities, club house and master plan for the commercial zone.

The project includes affordable single family homes, 3 story multi-family building, and 2 community centers with clubhouses, pool areas, playgrounds, and tennis and basketball courts.

In addition, a 13 acre plot was dedicated to Hillsborough County for an Elementary School, which was completed in 2007.
